Brand new to AHL is Ty Wawr, translated as Dawn House, a spacious new-build tucked away on a peaceful cul-de-sac in Brynteg, just 2 miles from the golden sands of Benllech. With rural views stretching towards the Snowdonia skyline and a layout designed for families, it's a great base.

Inside, the home feels modern and bright. The kitchen has been purposefully designed for families, with great appliances, including a Nespresso coffee machine and a plunger for those who take their morning brew seriously. We know plenty of coffee lovers who choose one holiday home over another based purely on this, so Ty Wawr is a real treat for caffeine fans. A snug utility room off the kitchen with a washer keeps sandy clothes and beach gear out of the way. The kitchen area flows into a spacious sitting room with plenty of seating and a Smart TV, plus a dining table for six. On sunny days, you can throw open the patio doors and let the enclosed garden become part of the living space, perfect for children and pets to potter safely while you relax with a drink.

Ty Wawr is ideal for mixed-age groups thanks to its ground-floor king bedroom with en-suite shower room, a thoughtful feature. Upstairs, you’ll find another king bedroom with far-reaching views and a cosy twin room, both next to a modern family bathroom complete with a bath, shower over, heated towel rail, basin, and toilet. Perfect spot for a long soak after a day on the coast or a continuing the evening bath time routine with the children.

The enclosed rear garden offers a patio and lawn area. A side gate provides easy access without walking through the house, ideal for wetsuits, paddleboards, or muddy paws. To the front, there’s a lawned garden and driveway parking for one car. An additional overflow parking area sits behind the property, offering space for a second/third vehicle or larger water-sports equipment.

The location really seals it. Step outside the front door and you’re moments from Storws Wen Golf Club, a 9-hole golf course ideal for a quick round. The surrounding lanes are wonderfully quiet and rural, perfect for morning walks, bike rides, or simply opening the windows and listening to the birds, and if you work up an appetite after all that fresh air, you’ll find a great local pub, a takeaway, and an award-winning Indian restaurant all within around 100 metres.
